How we work.
We start with feasibility: local demand, seasonality, municipal rules and the framework for the short-term rental licence. Not every area and not every property works — and saying so early saves a lot of money.
At setup we prepare the property for operation: equipment, functional interior design, photography and a well-built listing. In operation we manage bookings, dynamic pricing, cleaning and guest communication — with every expense accounted for, so the profitability you see is the real one.
We review the numbers monthly: occupancy, average nightly rate, operating costs and margin. When the strategy stops beating a classic long-term rental, we say so — because we manage assets, not egos.

It depends on the area, the property and your profile. Short-term can yield more, but it carries higher operating costs, more work and more regulatory risk. We always analyse both scenarios side by side before recommending.
Do you handle the licensing?
Yes — we check the municipal rules, handle the registration and make sure the operation meets the legal requirements for short-term rentals in Portugal.
How is real profitability calculated?
Booking revenue minus everything: platform commissions, cleaning, consumables, water, electricity and internet, maintenance and taxes. Only the net margin counts — and that is what we report.
